If your group is looking for a good sized vacation home that's a very short walk to the beach, here’s the property for you. The beach is for private association members and their rental guests only, At low tide you can walk for miles on the famous “Brewster Flats,” -- straight out, in fact, for more than a mile. The Flats are Mother Nature’s Water Park, where kids make all sorts of interesting discoveries in the tidal pools among the sand bars. And when it’s time for lunch or somebody forgot the sunscreen, the house is only a two-minute walk away. The water can come right up to the stone revetment at extreme high tide covering most if not all of the beach for a couple of hours. However you can still swim at high tide even if you cannot sit on the beach for a little while.
Back at the house, you’ll enjoy the variety of living spaces, both inside and out. There’s a good sized living room with flat screen TV, and an even bigger, fully furnished breezeway/family room with another big flat screen, which connects the house and garage. The garage has a ping pong table -- a perfect place for kids!
The breezeway slider leads to the very private back deck and patio which has plenty of seating with updated furniture for Happy Hour and dining al fresco. Here is where you’ll also find the large gas grill and the enclosed outdoor shower. There’s a freestanding fireplace on the patio where it’s fun to gather after dark and do some star gazing. You can do the same thing in the front of the house, where there’s another small patio with a propane fueled fire table. Kids will like the big flat open side yard where they can run and play safely.
Back inside, you’ll love the large, open and cheery kitchen, which comes equipped with everything you’ll need to operate in style, including some new appliances, and separate bar/prep area with a sink. There’s a large dining table adjacent to the kitchen and just off the breezeway. The main level also has a good sized bedroom with a queen size bed and a full bath just a few feet away.
Upstairs you’ll find very flexible sleeping arrangements that will work for almost any group. There’s one bedroom with a king size bed, another with a queen, another sleeping space (no door and linens not provided) with a full size double. The full bed is in a pass-through area. There's also a so-called “nook” (small, under eave) bedroom with a twin. This floor shares another full bath, this one with a tub/shower combination.
But wait, there’s more! Walk up the steps behind the garage to discover a good sized studio space with a king size bed, two twins, a half bath, a mini-fridge and a coffee maker. What a great place for a couple with one or two young children to set up camp in a space all to themselves.
This home is fully air conditioned with central a.c. for the main level and window units for the upstairs sleeping spaces. There is cable/smart TV and high speed WiFi, of course.

As is customary in vacation rentals there are additional fees to the rates listed. Those fees include a reservation fee and a non-refundable Damage Protection fee totaling $195 .
